Who is it actually intended for and what is its purpose?

An exclusive collaboration with a real estate agency should primarily relieve you, but also ensure that the agent focuses on the sale primarily of your property. There are many offers on the market. The work commitment, investment, and initiative devoted to the sale depend on you.

What does it include? Among other things, professional photography of the property, video, 3D tours, floor plans, home staging, virtual staging, visualization, and sometimes even renovation. In short, it’s about professional preparation for sale to highlight all the advantages. The moment you decide to sell, you must remember that it is no longer your home, but a product. Presentation and first impressions are crucial.

This brings us to the next point: setting the right selling price. Everything depends on the owner. How much time we have to sell and what time of year it is. Even though we often hear that agents pressure owners to lower the price, in our experience, it’s often the opposite. The owner accepted the discount proposed by the buyer while we suggested waiting for another buyer. :)

The second step is the preparation and execution of the sale. This includes securing an appraisal, mortgage financing, notary escrow, lien arrangements, verifying the legal status of the property, preparing contracts, obtaining confirmations from the property manager, handling cadastral proceedings, transferring the property, and communicating with utility and service providers, among other things.
