They also communicate and exchange information with other professionals in the real estate market. Therefore, the price estimate is the result of their comprehensive analysis. The owner's desired price may not necessarily reflect the actual market value of the property.

It’s also important to mention that most owners do not engage in property sales professionally. Over their lifetime, they may have sold two or three properties and get their information from neighbors who are in a similar situation. If your property is priced above the market average, buyers will likely ignore it and focus on competing listings with a better price-to-value ratio.
