Selling a development project is not the same as selling a completed apartment or family home.<\/p>\n\n\n\n
The owner may have the land, project documentation, permits, visualisations, a website, and an idea of the asking price. However, that does not necessarily mean they have a project ready for sale to an investor or developer.<\/strong>.<\/p>\n\n\n\n Sending a real estate professional the address, price, and a few documents with the expectation that they will forward them to their network of investors is easy.<\/p>\n\n\n\n Preparing a transaction is something entirely different.<\/p>\n\n\n\n With a development project, a potential buyer quickly moves beyond attractive visuals to much more specific questions.<\/p>\n\n\n\n Before a project enters the investment market, it must be clear, what exactly the investor is acquiring, the project\u2019s current legal and permitting status, and the risks associated with taking it over.<\/strong><\/p>\n\n\n\n The project\u2019s economics are equally important. Knowing the expected value upon completion is not enough. The investor needs to know, how much additional capital the project will require, how much time and risk they are taking on, and under what conditions investing in the project makes economic sense.<\/strong><\/p>\n\n\n\n This is often where it is decided whether a development project becomes an investment opportunity or simply another property on the market.<\/p>\n\n\n\n The larger and more complex the project, the less the listing itself matters.<\/p>\n\n\n\n Property owners sometimes ask me: \u201cDo you have an investor in your network who you could send this to?\u201d<\/em><\/p>\n\n\n\n Of course, an extensive network of reputable and financially strong investors is essential when dealing with investment properties. <\/strong>However<\/strong>.<\/strong> network alone does not create a transaction.<\/p>\n\n\n\n The value of an advisor does not lie in simply clicking \u201csend\u201d and distributing an opportunity to dozens of contacts.<\/strong><\/p>\n\n\n\n It lies in knowing which three people are worth calling and, before making those calls, being able to answer the questions they are likely to ask.<\/p>\n\n\n\n Because every irrelevant project we send to an investor comes at a cost. Not a financial one, but reputational one.<\/strong>.<\/p>\n\n\n\n If we want an investor to pay attention to our next opportunity, we must respect their time with the one we present today.<\/p>\n\n\n\n With development projects, I often encounter requests for the sale to be handled privately rather than publicly.<\/p>\n\n\n\n That can be a perfectly legitimate strategy.<\/p>\n\n\n\n An off-market sale does not mean the project does not need to be properly prepared. Quite the opposite.<\/p>\n\n\n\n If we do not have the option of letting the market respond through a public offering, we need to know all the more precisely, who we are approaching, why we are approaching them specifically, and what exactly we are presenting to them.<\/strong>.<\/p>\n\n\n\n Discretion and professionalism are not mutually exclusive.<\/p>\n\n\n\n A well-prepared sale of a development project therefore begins before the first investor is approached.<\/p>\n\n\n\n It is necessary to understand the project and its current status, review the available documentation, identify legal, technical, and commercial issues, define the sales strategy, prepare the way the project will be presented, and identify the target group of potential buyers.<\/p>\n\n\n\n Legal matters belong in the hands of lawyers, while technical matters should be handled by the relevant specialists. The role of the real estate advisor is to manage the entire process, to structure and coordinate it from a commercial perspective so that the investor receives a clear and credible investment case.<\/strong><\/p>\n\n\n\n Only then does it make sense to approach the market.<\/p>\n\n\n\n In a significant transaction, we often have only one opportunity to make a strong first impression.<\/p>\n\n\n\n The investor\u2019s first questions will quickly reveal whether the project is truly ready for a transaction.
